Newer systems, and what that changes
A lot of Denver's housing went in from the nineties onward, which means the systems under it are relatively modern: permitted properly, sized off a real soil evaluation, and often with risers already fitted. That is a much better starting point than a tank nobody has opened since the sixties.
It does not mean maintenance free. A twenty five year old system is at exactly the age where the tank has never been pumped in some cases, where an effluent filter has never been cleaned, and where a pump in a pump tank is reaching the end of a normal service life.
The most common Denver call is a first pump out on a house somebody has owned for a decade and a half without thinking about it. Nothing is wrong. It is simply overdue.
Lakefront lots and the setbacks that come with them
Being near the lake constrains where a system can go. There are separation requirements from surface water, and on a lot that slopes down to the shore the usable area for a field can be a good deal smaller than the acreage suggests.
That matters most when a system needs replacing, because the replacement has to satisfy today's rules on a lot that may have been developed under different ones. It is worth knowing whether your property has a designated repair area before you need it.
It is also an argument for maintenance. On a constrained lot, keeping the existing field alive is worth considerably more than it is on five acres of pasture.
Pump tanks, alarms and the panel on the wall
Sloping lakefront ground often means the effluent has to be pumped uphill to the field rather than flowing there, which means a pump tank, a float, and an alarm panel somewhere on the outside of the house.
Anything with a pump has more that can go wrong, and the alarm exists precisely so that you find out before the house does. If a panel starts sounding, that is information rather than an emergency, but it is not something to silence and forget.
One customer of this company had an alarm sound on a Friday evening, called at ten to nine at night, got a person, and was talked through checking the float over the phone. It had come off its pole. That is the most common cause and the cheapest.
