Out here water comes from a well and waste goes into a tank, and that is not a fact about some of the properties, it is a fact about essentially all of them. Which means both systems are entirely the owner's responsibility, with no utility to call and nobody monitoring either one.
The practical consequence is that maintenance is a thing you remember to do rather than a thing that gets billed to you. A tank that never gets pumped and a well that never gets tested will both go a long time without complaining, and then complain expensively.

Where a barn has a bathroom or a wash rack that drains somewhere, it is worth knowing where that somewhere is. Older farm plumbing was not always documented and it is not always what anybody would design today.
None of this is unusual and none of it is a problem in itself. It just means an assessment out here should look at the whole property rather than at the house in isolation.
Access, gates and the state of the drive
A pump truck is heavy, hoses have a maximum length, and a long gravel drive that has softened after a wet week is a real consideration rather than a theoretical one.
Say up front if there is a gate with a code, a cattle guard, a low limb, a tight turn, a soft patch, or a bridge over a creek with a weight limit on it. All of those are entirely normal and all of them are worth ten seconds on the phone.
The alternative is a truck that arrives, cannot get where it needs to be, and turns around. That helps nobody.

I called Ray's back at 8:50PM Friday night, and not only did they answer they talked to me for 10 minutes and methodically went through what to check. We discovered over the phone that the pump float had fallen off the pole and wasn't activating the pump. He described how to fix it over the phone and saved me a lot of money not having to have an emergency response. Unbelievable customer service, most folks would have charged me the service fee.
Andre came out and he was absolutely amazing. Very kind and honest. The prices they have are great but we would honestly be willing to pay more for the customer service.
